The Greenway Apartments project by LIVING has reached an important construction milestone: structural works are now underway for the first phase of the residential development in Budapest’s 13th District.

The 299-unit Greenway Apartments development is being built in one of the most sought-after areas of Budapest’s 13th District. Construction is progressing according to schedule: underground works have been completed, foundation slab construction is currently underway, and the next phase will see the start of the above-ground structural works.

The development is located within the block bordered by Váci Road, Szekszárdi Street, Madarász Viktor Street and Szobor Street, offering excellent transport connections and well-developed local infrastructure. The Gyöngyösi Street station of Metro Line M3 is just a six-minute walk away, while a wide range of educational, healthcare and retail services can be reached on foot from the development.

Greenway Apartments will offer a diverse selection of homes, ranging from practical studio apartments to spacious duplex penthouses. Sales are ongoing, and available homes can be reserved with a 10% down payment.

The ground floor of the buildings will accommodate nine retail units, while an office component will also be developed along the Váci Road frontage. This combination will create a true mixed-use living and working environment, providing both residents and property owners with convenient on-site services and a modern workplace setting. At the heart of the development will be a publicly accessible internal promenade of nearly 2,600 square metres, featuring landscaped green areas, shops and services that will serve as a community space for both residents and the wider neighbourhood.

"We are working to create a new urban environment where homes, workplaces, services and green spaces complement and strengthen one another," said Tatár Tibor, Deputy CEO responsible for Residential and Office Developments at WING Magyarország.

He added that Greenway Apartments builds on the experience gained by LIVING through its previous residential developments in the district, applying that knowledge to a larger-scale mixed-use project. Previous residential developments delivered by WING’s residential division in Budapest’s 13th District include the three phases of Kassák Project, the four-phase Park West Project, Le Jardin 1 and 2, and Metropolitan Garden.

Energy efficiency and practical everyday living have been key considerations in the design of the apartments. Triple-glazed PVC windows and a heat pump-based heating and cooling system are expected to reduce energy consumption and operating costs, while the project is anticipated to achieve an A+ energy rating.

In line with LIVING’s residential standards, the apartments will feature smart home solutions and a range of community services. Residents will have access to amenities including a community lounge, an office corner designed for remote working, a shared storage facility, and a mobile application that simplifies apartment management and control.

Everyday ownership and property management will also be supported by LIVING Service, LIVING’s professional service company. The team provides expert assistance with tasks related to owner-occupied and investment properties, supports owners during the development process, and offers comprehensive property management solutions for investment-focused buyers.

The 299-unit Greenway Apartments development is scheduled for completion by the end of 2028.
