A major milestone has been reached for WING’s residential development business: Római Park, LIVING’s first residential development in Buda, located on Pünkösdfürdő Street in Budapest’s 3rd district, has received its final use permit.

The location is one of the most attractive features of Római Park, LIVING’s first residential development in Buda. Situated on the corner of Pünkösdfürdő Street and Hatvany Lajos Street, the development is just a five-minute walk from the Danube. The nearby Római-part riverside area, the recently renovated Pünkösdfürdő Park and the Pünkösdfürdő Beach offer a wide range of recreational opportunities. Another defining feature of the project is its 3,500 sqm landscaped inner garden, home to 80 mature trees, providing a substantial green space for the residential community.

The residential park is located in a green, well-established neighbourhood with easy access to the educational, retail and service infrastructure required for everyday living. Residents also benefit from a range of community amenities available within the development, including a community lounge, parcel collection point, yoga terrace and a barefoot sensory trail, all designed to support a convenient and connected lifestyle.

As the residential development business line of WING, LIVING is committed to creating value beyond residential buildings by contributing to the long-term development of surrounding neighbourhoods and supporting local communities. Alongside the completion of Római Park, several initiatives aimed at enhancing nearby public spaces have also been delivered.

One of these initiatives was the refurbishment of the playground on Hatvany Lajos Street, carried out in partnership with the Municipality of Óbuda-Békásmegyer. The project included the removal of outdated and deteriorated playground equipment, the renovation of existing elements suitable for continued use, and the installation of new play facilities. As a result, the renewed playground now provides a safer, more modern, and welcoming recreational space for local families and children.

“The completion of this development is particularly significant for us, as Római Park marked LIVING’s entry into the residential market on the Buda side of Budapest. With this project, we aimed to create homes that deliver long-term value not only through their design and services, but also through their connection to the surrounding environment. This commitment also guided our contribution to the renovation of the playground on Hatvany Lajos Street, allowing us to create tangible value for the wider local community as well,”

said Tibor Tatár, Head of Residential and Office Development at WING Hungary.

Energy efficiency and everyday comfort were key considerations in the design of Római Park. The buildings, which have achieved an A+ energy rating, are equipped with a heat pump system and radiant heating and cooling ceiling panels, ensuring energy-efficient operation and helping to reduce running costs. Smart home features further enhance residents’ everyday convenience and comfort.

Following the issuance of the use permit, the final available homes at Római Park are now ready for immediate move-in. With more than 90% of the development already sold, only 18 homes remain available, ranging from studio apartments to panoramic penthouses on the upper floors. Thanks to the project's brownfield development designation, purchasers may also be eligible to reclaim the 5% VAT, subject to meeting the applicable legal requirements.

Római Park’s location close to the Danube and its diverse range of homes, from studio apartments to panoramic penthouses, make the development an attractive option not only for owner-occupiers but also for investors. Property owners can further benefit from LIVING Service, which provides support across the entire rental journey, from furnishing the property and finding tenants to ongoing property management.
